Zoning Board of Appeals · Meeting of July 6, 2026

BELMONT — The Belmont Zoning Board of Appeals approved four special permits and continued a fifth for lack of quorum. Chair Casey Williams and members Teresa MacNutt, David Stiff, Elliot Daniels and Alexandra Danahy cleared second-story additions at 125 Channing Road, 62 Vernon Road and 51 Horne Road, each passing 5-0-0, plus a garage-bay expansion at 358 Pleasant Street, which passed 4-0-0 after Danahy sat out over technical difficulties. A mixed-use building proposed at 23 White Street, seeking relief to raise its floor-area ratio to 1.49 and reduce its front setback to 1.3 feet, was continued 3-0-0 to either July 27 or August 3, 2026 after two members recused themselves.

Neighbors Michael Pincus and Karen Wong spoke in favor of the Vernon Road project, with MacNutt noting she had "driven by the location" and heard similar praise firsthand. A sixth case, at 16-18 Watson Road, drew no applicant and saw no action.
