The committee also flagged the RKG model's $440-per-square-foot residential property value assumption as potentially understated, comparable Belmont condominiums are currently listed at $534 to $774 per square foot, a gap Andrew Fulbeck estimated could represent roughly $820,000 in additional property tax revenue. On the hotel bylaw, Fulbeck's analysis of three hotel size classes, capped at 150 rooms under the proposed bylaw, found it "hard to come up with an argument where it's not positive," given minimal municipal service costs and no school-aged children offset.
