Belmont Median Sale Price Reaches $1.6 Million Amid String of High-End Closings

BELMONT -- Seventeen property transfers were recorded at the South Middlesex Registry of Deeds for Belmont between June 19 and July 18, with disclosed sale prices ranging from $649,000 to $3,400,000 and a median of $1,600,000.

MARKET OVERVIEW The registry recorded 17 deed transfers in the period, but only 11 included a disclosed consideration amount. Among those 11, prices ranged from $649,000 to $3,400,000, with a median sale price of $1,600,000. Nine of the 11 disclosed sales exceeded $1 million. The raw count of 17 recorded transfers represents a moderate volume for the four-week period, though more than a third of all transfers -- six of 17 -- listed no sale price, a pattern common to trust and estate transactions rather than open-market sales.

TOP SALES The highest-priced transaction was 25 Rockmont Rd, which sold for $3,400,000 on June 26. Seller Kimberly A. Ainsworth transferred the property to buyers Bronwyn Kate Mastrangelo and Einar Braathen. The second-highest sale was 42 Kilburn Rd, which sold the same day for $2,722,000; sellers Gretchen M. McCarey and Robert B. Burkitt sold to Dorian and Elizabeth Colas. At 70 Goden St, sellers Jonathan Entis and Martina Tanga sold to Giuseppe Cognetti and Alessandra Insogna for $2,050,000 on June 22. The unit at 38 Payson Ter sold for $1,975,000 on July 1, with sellers Nathaniel and Lisa Cohen, as trustees, transferring the property to Yuanli Pei and Liping Liu. Rounding out the top five, 48 Summit Rd Unit 9 sold for $1,789,000 on June 30, with seller Carol H. Moroze, trustee of the Carol H. Moroze Revocable Trust, transferring the unit to Mary Scatamaccia.

Over $1 million: Nine of the 11 disclosed sales fell in this tier, including all five top sales above, plus 58 Bright Rd ($1,250,000), 67 Pine St Unit 67 ($1,323,000), 214 Waverley St Unit 214 ($1,189,000) and 16 Preble Grdns Rd ($1,600,000). Under $1 million: Two disclosed sales, 52 Burnham St Unit 3 ($910,000) and 139 Bartlett Ave Unit 1 ($649,000). Price not disclosed: Six transfers carried no recorded consideration, at Belmont (no street address given), 37 Brookside Ave, 14 Linden Ave, 152 Watson Rd, 483 Pleasant St Unit 6 and 329 Cross St.

MARKET NOTES Six of the 17 recorded transfers involved condominium units -- 48 Summit Rd Unit 9, 67 Pine St Unit 67, 214 Waverley St Unit 214, 52 Burnham St Unit 3, 483 Pleasant St Unit 6 and 139 Bartlett Ave Unit 1 -- while the remaining 11 transfers involved single-address properties without unit designations. At least four of the 17 transfers moved property from an individual or couple into a trust bearing the same name, rather than to a new owner: 37 Brookside Ave (Kent Larson to Kent Larson, trustee), 14 Linden Ave (Adam and Caroline Hensley to themselves as trustees), 152 Watson Rd (Danita R. Babalas to herself as trustee) and 329 Cross St (Eric Giroux and Nancy Elkas to Eric Giroux, trustee). None of these four disclosed a sale price.
