Belmont Library Building Committee approves $31,315 change order, defers green roof vote

BELMONT — May 13, 2025 — Belmont Library Building Committee approves Change Order 8 at $31,315 and defers vote on ADA path and green roof alternates. The committee unanimously approved the change order at its May 13 meeting after the general contractor, GNR, reduced a stair-stringer framing item by $3,000 following pushback — bringing the five-item package down from $34,315. Monthly invoices from the architect of record, owner's project manager CHA, and building envelope consultant SGH totaled roughly $81,000. The committee also reached consensus to upgrade library-of-things lockers in the main lobby to custom millwork at an estimated $5,200 premium, to be formalized in Change Order 9 next month. A vote on two remaining ad alternates — regrading a short section of the woodland garden path for ADA compliance and installing a green roof — was deferred pending updated cost proposals from GNR and a full budget true-up; the project holds just under $200,000 in a dedicated donation fund that could offset those costs. With construction roughly 54 percent complete and total change orders at approximately 1 percent of the contract value, members described the project's financial position as solid.
