BELMONT — Planning Board approves two-family dwelling at 41R Holt Street with shade study condition. Chair Thayer Donham moved approval of the Special Permit and Design and Site Plan application by Two By Two Realty LLC, owner Clark Freiner, in a 4-0 vote, requiring Freiner to perform a shadow study if it reveals significant shading on neighboring structures. The board also unanimously approved a two-family dwelling at 316 Orchard Street by Huizhong Shao under Special Permit and Design and Site Plan review.
Public comment at the Holt Street hearing raised concerns about site contamination history, basement water intrusion, privacy, and construction noise. The board continued review of a 135.3 percent addition to a non-conforming structure at 50 Hillside Terrace until March 24, 2026.
