Planning Board · Meeting of September 22, 2026

BELMONT — The Belmont Planning Board approved two projects and delayed two contested cases at its September 22 meeting. Members voted 5-0-0 to grant a special permit for a garage-to-addition conversion at 63 Richmond Road and 5-0-0 to approve a minor design modification letting Northland Residential split five McLean Zone 3 four-plexes into duplexes and triplexes after the Fire Department demanded a sprinkler system developer Jack Dawley said would have added "north of $150,000" per building. The board continued a mixed-use project at 23 White Street to November 10 pending parking-policy confirmation, and continued a contested addition at 45 Chestnut Street to October 6 amid disputed measurements; Precinct 5 Town Meeting member Azra Nelson said the project had "ballooned in very different directions." Director Chris Ryan said town counsel found competing half-story interpretations both "reasonable" under current bylaw language.
