Belmont sale prices span $161,000 to $2.5 million as 17 deeds are recorded

Belmont recorded 17 property transfers between July 24 and Aug. 22, according to South Middlesex Registry of Deeds data. Of the 13 sales with disclosed prices, figures ranged from $161,000 to $2,500,000, with a median of $1,205,000. The period's top sale was 35 Richardson Rd, which sold for $2.5 million on July 31 to Kathy Huynh and Albert Dao, as trustees, from Lawrence and Pamela Schmidt. Grove Street had two recorded transfers, the only street with more than one sale. Six transfers involved matching grantor and grantee surnames, consistent with family or trust transfers. Four of the 17 deeds did not disclose a sale price.
