Belmont home sales range from $500,000 to $1.8 million in latest deed filings

Belmont recorded 17 property transfers between Aug. 14 and Sept. 12, with eight disclosed sale prices ranging from $500,000 to $1,800,000 and a median of $1,455,000. The period's top sale was 65 South Cottage Rd Unit 119, which sold for $1,800,000 to John and Marybeth Coughlin. More than half the recorded transfers, nine of 17, involved overlapping buyer and seller names, consistent with trust or estate transfers, and none of those included a disclosed price. Condo units accounted for at least six of the period's transfers. With most prices undisclosed, the data shows a wide range but limited basis for broader pricing conclusions.
